OWNER BUILDER

Consulting and documents after fire or flood.

For Nevada homeowners who may act as owner-builder on their own home. 702 Estimating answers process questions and writes the estimate package the adjuster needs — we do not act as GC, construction manager, or contractor.
SOMEONE HAS TO PAY

Usually the homeowner's insurance.

After fire or flood, someone has to pay for the rebuild. Most often that is the homeowner’s insurance.

When insurance is involved, the adjuster needs an estimate — a document that accounts for the damage and proposed work, and carries a total number used in the approval conversation. Adjusters usually also want a contractor involved.

That document is what you propose. The total is what the approval conversation hangs on. You stay the contact with the carrier.

THE CHOICE

Two paths after the loss

Neither path is "wrong". Pick he one that fits how you want the job run.

PATH A

Hire a contractor / GC

Pick a contractor or general contractor to carry out the work the insurance approves. They run the job; you work with them and the carrier.

PATH B

Nevada owner-builder

Act as owner-builder on your own home: hire licensed plumbers,

electricians, drywall, and other trades yourself, and run the job.

This is the path this page supports.

ON PATH B

What 702 offers

  • Consulting — a call for process questions before you dig a hole you can’t climb out of

  • Documents — the estimate package for the adjuster (full accounting + total)

  • Walk scope and cost with you; you authorize; we write

  • Xactimate line-item estimates; fold licensed MEP bids into the main estimate

  • Supplements for hidden damage when insurance needs them

702 does not act as GC, construction manager, or contractor. Consulting and estimating only. Not a public adjuster.

HOW WE WRITE

Walk → authorize → write

  1. Walk the scope and the cost with you

  2. Authorize — you sign; you stay the contact

  3. Write the estimate document the adjuster needs

Goal is an insurance-approved scope — not us running the job.

If Path A is the right fit, start with Insurance for documentation, or Contractors if you already have a builder. Path B is optional - we don't hard-sell it.

OWNER PUNCH LIST

Basic steps you take

If you choose Path B, these are the owner responsibilities. 702 consults and writes

the estimates document; you run the job.

Decide the path

Hire a GC, or operate as Nevada-owner-builder on your own home.

Call 702 for consulting

Ask process questions before you dig a hole you can't climb out of.

Clear the house

Pack-out / demo wet or fire-damaged material so trades can see, quote, and work

Authorize the estimate package

Walk scope and cost with 702; sign authorization; we write the document the adjuster needs (full accounting + total)

Bid licensed MEP

Get bid from licensed mechanical, electrical, plumbing. 702 can fold those into the main estimate.

Hire licensed trades only

No unlicensed "manager." You supervise as owner-builder.

Permits & affidavit

Owner-builder affidavit and permits; sequence so MEP is inspected before walls close.

Build to the approved scope

Change orders only for hidden damage; ask 702 to re-price supplements when insurance needs them.

Keep receipts and photos

Proof for insurance and your own books.
